Andes STR is seeking a highly motivated and detail-oriented Property Management Associate/ Assistant Building Manager to join our network of independent contractors in the Tallahassee, FL area. This is a freelance, part-time opportunity ideal for someone with strong customer service and property management skills looking for a performance-based compensation model. Description of the Job

As an Independent Contractor (Property Management Associate) for Andes STR, you will be responsible for managing all aspects of guest stays for a portfolio of short-term rental properties, from booking confirmation through check-out. Andes provides you a platform to employ exceptional guest experience skills and maintain high property quality standards.

Key Responsibilities Include:

  • Guest Communication & Issue Resolution

  • Maintenance & Vendor Coordination:
  • Light Maintenance jobs execution
  • Coordinate maintenance jobs with 3rd party vendors and contractors
  • Oversee Housekeeping services & quality control

Required Qualifications & Contractor Requirements:

  • Must operate as an established business entity, such as an LLC.
  • Must maintain comprehensive Commercial General Liability Insurance with a minimum coverage of $1,000,000 per occurrence, listing Andes STR FL, LLC as an additional insured.
  • Familiarity with and willingness to use multiple software tools for daily operations, including logging requests, managing cleaning checklists, and filing reports.

Important Note: The Contractor operates as an independent contractor and is not an employee of Andes STR. You will be responsible for all federal, state, and local taxes and will receive an IRS Form 1099-NEC.

Description of the Company

Andes STR is a property management company that manages short-term rental properties on behalf of property owners. We partner with local hospitality experts / property management associates (Independent Contractors) to undertake the on-site scope of work initially agreed upon with the Customers.

Location

Tallahassee, Florida (This is a hybrid /on-site, locally-based role).

Compensation

Compensation is a Revenue Share Fee based on a percentage ("Revenue Share Rate") of rental booking fees, paid monthly. Properties are expected to make avg. estimated $3K+ per month ($2K - $5K) depending on seasonality. More details to be shared at the first meeting.
